Dominion House Rules and Regulations
- The
Tenant agrees to provide post-dated cheques to the Landlord
beginning with the term created hereby and as may be required
in the future.
- The
Tenant is aware that the landlord does not insure the
Tenant’s personal belongings or property in any manner. The
Tenant may obtain insurance to cover contents of unit.
- The
Tenant agrees to be present and sign the “In” inspection
report (a copy to be provided to the Tenant) on occupancy and
to be present and sign the “Out” inspection report upon
vacating (a copy to be provided to tenant).
- The
Tenant will not hang a blanket, flag or other material from
the windows of the unit, whether temporary or not.
- No
Tenant shall take roomers or boarders in the unit. The Tenant
agrees that the unit will be occupied by only those authorized
on the approved “Offer to Lease”.
- No
locks can be rekeyed or altered in any manner at any time
without permission of the Landlord. No type of hardware or
locking device is to be added or broken into without the
permission of the Landlord.
- All
garbage must be placed in full sized garbage bags, not grocery
bags, and placed in the garbage bin.
- No
dog, cat, rabbit, bird or any other animal (except fish) will
be kept within or about the unit or building without the
permission of the Landlord.
- The
Tenant and/or guests shall not make or permit loud or improper
noise in or around the premises or do anything that would
reasonably annoy, disturb, or interfere with other tenants in
the building or neighbors.
- Tenants
must not allow their windows to remain open so as to admit
rain or snow. The Tenant neglecting this rule will be held
responsible for any resulting damage.
- The
Tenant shall keep the unit in a proper state of cleanliness
and the unit must be left in good condition at the expiration
of the lease.
- Washing
and drying machines provided for the use of the Tenants shall
be cleaned after use and are used entirely at the risk of the
Tenant.
- The
surface of the walls is not to be broken with any type of
nail, screw or hardware. Tape and tacks are not to be used to
put up posters. Adhesive putty (sticky tack) is to be used.
- The
Tenant expressly agrees to steam clean, shampoo or other
professional type of carpet cleaning on an annual basis and
upon vacating. Failure to professionally clean the carpets
upon vacating will result in the Landlord having the work done
and all charges will be to the Tenant. Tenants are also given
the option to prepay the Landlord $30 and not have to have the
carpet professionally cleaned upon vacating.
- Each
Tenant is permitted only one guest in the building at a
time (unless for only a few minutes) and no guest is
permitted to stay longer than three consecutive days unless
the Landlord gives permission.
- Tenants
are responsible for the supervision and actions of their
guests. If a Tenant leaves the building, the guest must leave
also. In addition, no uninvited or unsupervised guests are to
be admitted to the building, those admitting such a guest will
be held responsible. The Landlord, if notified in advance, may
grant special permission for extra guests but reserves the
right to restrict the access of any guest to the building.
- Outdoor
footwear is not to be worn throughout the house. It must be
removed upon entering the building.
- Entrance
doors (font and back) are to be closed and locked at all times
to ensure privacy and security for all Tenants.
- There
is NO smoking permitted in
or around the premises except
for the designated smoking room. This means no smoking in
bedrooms or outside.
- Upon
vacating the premises, the Tenant shall give the Landlord a
forwarding address.
- The
Landlord
shall have the right to make other and further rules and
regulations that are reasonable, as in his/her judgment may
from time to time be needed for safety, care and cleanliness
of the property and the building. Such and further regulations
shall become effective and binding upon the Tenant when
promptly posted and displayed in the building.
- Violation
of any of these terms of the lease is grounds for eviction.
